I'm building over or need to divert pipework

You may need to request a water main diversion or sewer diversion from us when you’re building something near our existing water main or a sewer. 

If our sewer mains are affecting your planned development, you may need to divert or change them. Any changes to our sewer mains are dealt with in the Sewer Diversion application. When you submit a sewer diversion application, we’ll assess your proposal and advise on the most suitable design options. 

If our water mains are affecting your planned development, we will need to carry out works to divert it. Unlike a sewer diversion, we don’t allow an option for developers to carry out water diversion on our behalf, due to the risks associated with maintaining supply to our customers and to water quality.

 

When you might need to request to build over a sewer

If you’re building an extension within 3 meters of existing sewer or lateral drains, you’ll need to let us know by submitting a build over a sewer application. This will make sure that we are satisfied that our pipes are protected and accessible in the future.

Build over a sewer
  1. You apply online and pay your fees

    Fill in our online form and pay for declaration of works and application fees. We’ll review your application within 5 days.

  2. We send you our response

    We’ll send you our response, setting out any conditions required.

  3. We may need to carry out a CCTV survey

    To determine the condition of the affected sewer, we may need to carry out a CCTV survey.

  4. You may need to complete a Sewer Protection Agreement

    Depending on your project, we may ask you to complete a Sewer Protection Agreement (SPA) to ensure the protection of the public sewer.

  6. You may need to apply for sewer diversion

    If the sewer requires a diversion (relocation not replacement of existing line) you’ll be required to apply for a sewer diversion.

  7. You complete your works and request an inspection

    We’ll issue a conditional approval for your works. Please share it with your contractors. Once completed, you’ll need to arrange a site inspection.

  8. We send you a closure letter

    We’ll send you a letter confirming your work has conformed with our conditions. This confirmation will need to be shared with building control.

Water main diversion
  1. You apply online and pay your application fee

    Fill in our online form and pay your application fee. We’ll review your application within 5 days.

  2. We provide your quote

    We carry out a site survey and produce a quote for your project within 28 days.

  3. You sign and pay for the works

    You review the quote, sign and pay for construction works to proceed.

  4. We arrange a meeting with you

    We’ll arrange a meeting to confirm the start date and schedule for the work.

  5. We complete the diversion works

    Once the dates are confirmed, we schedule our work and begin the diversion of the water main within 90 days.

  6. You complete your works and request an inspection

    We’ll issue a conditional approval for your works. Please share it with your contractors. Once completed, you’ll need to arrange a site inspection.

  7. We complete final inspection

    After the work is complete, we’ll arrange a final inspection and complete the connection.

Sewer diversion (developer led)
  1. You apply online and pay your application fee

    Fill in our online form and pay your application fee. We’ll review your application within 5 days.

  2. We send you our approval

    We’ll review your application and send our decision or request further information within 28 days.

  3. You accept and pay

    Once ready, you should accept and make payment to proceed.

  4. You sign Section 185 agreement

    We’ll arrange for a legal agreement to be created and signed, before the works commence.

  5. You complete diversion works and request inspections

    Once construction has started, contact us and request an inspection. Once you completed construction of the sewers, request a sewer adoption maintenance inspection.

  6. We complete final inspection and issue a completion certificate

    Three months before the end of your maintenance period, request a final inspection. We’ll issue the final certificate of completion.

Sewer diversion (Southern Water led)
  1. You apply online and pay your fees

    Fill in our online form and pay your application and design fees. We’ll review your application within 5 days.

  2. We send your offer

    We’ll assess the initial feasibility, create an outline design and send you a budget estimate offer within 12 weeks.

  3. You accept and pay

    Sign the offer and pay the fees to progress.

  4. We complete your design and schedule works

    We’ll assign a team to work on the detailed design and will schedule the work.

  5. We complete all the works

    After construction is complete, we’ll update our maps with the diverted route.
